QUIET TITLE — ADVERSE POSSESSION — MINES AND MINERALS — DEEDS — APPEAL AND ERROR. 1. Adverse possession. One cannot hold title adversely to himself. 2. Appeal and error — No presumption here. Where facts were stipulated and no objection was made as to their sufficiency or correctness, no presumption in such case as to correctness of trial courts decision arose. 3. Deeds — Effect of title by quitclaim deed. Where plaintiff took title to premises by virtue of quitclaim deed from prior owner, he took title subject to all recorded conveyances concerning land in question, and reservation of undivided one-tenth royalty interest in minerals in land, appearing on face of prior conveyance, subjected his title to such reservation. 4. Adverse possession — Plaintiff entitled to have title quieted. Where party was in possession of land by virtue of mesne conveyance, he could not later claim title to land by adverse possession subsequent to date of his quitclaim deed, and was entitled to have title quieted in him by reason of mesne conveyance subject to 10% royalty reservation appearing on face of prior conveyance in chain of title.
